Each college chip reads: Name · cap rate · OOS freshmen. The cap rate is the estimated annual net income as a percentage of purchase price for nearby properties — higher is better. The OOS freshmen count (out-of-state first-year students) is a proxy for rental demand: students from out of state are far more likely to need off-campus housing than local students living at home.
